3 Fun Things In Jacksonville

Looking for something to do this weekend in the Jacksonville area?  Here are a few fun activities:

1.) Check out a new grocery store!

New stores are always fun to visit. New grocery stores are especially fun since, well, there’s food…and who doesn’t like to eat? I always enjoy checking out what they have and trying a free sample or two.

One new store to check out is Earth Fare at 11700 San Jose Blvd (Loretto Road & San Jose). The store is large and has a great variety of items. The food bar is especially good. The staff here is extremely friendly and helpful!

2.) Go out for a photo shoot.

I love photography, and getting out on the weekend for a photo shoot of the area is always fun. Jacksonville has so many great photo opportunities. Getting out to take photos is a wonderful way to get to know your city and share it with others. Think Instagram or Facebook!

3.) Visit the Cummer Museum Of Art & Gardens.

Check out the wonderful art that is showcased at the Cummer. And the gardens overlooking the St. Johns River are beautiful. The gardens are also a great place to take pictures (see #2 above).

The Home Selling Process

There’s a lot to think about when selling a home. Here are some general guidelines showing the home selling process.

Home Preparation

You will want your home to look it’s best when potential buyers are seeing it. Handling necessary repairs, keeping the home spotlessly clean, and removing clutter are just a few things that you will need to do.  Note – Be ready for some inconvenience.  You may have to be ready for home showings quickly, so keeping the home clean and tidy at all times is important. This can be a challenge at times, so be sure to plan ahead.

Receiving An Offer On Your Home

When you receive an offer on your home you will need to review it thoroughly. You may go back and forth a few times before arriving on an agreement between the buyer and yourself. Be ready to sign a purchase and sales agreement (the contract) once all parties have agreed on the finalized terms.

Home Inspection

Typically the buyer will have inspections done on the home. The inspection period is shown on the contract.

Title Search

This process will be started by the title company.

Repair Requests

Any requests for repairs to be made to the home by the seller will be made after the home inspection is completed.

Appraisal

The lender will order an appraisal of the home.

Survey

If a new survey of the property is needed it should be ordered so it can be completed and received per the time frame shown in the contract.

Title Clearing

The title search is completed when the title is cleared. The title company should advise when everything is clear.

Mortgage Approval

Once the buyer’s loan has been approved you are ready to prepare for closing.

Closing Scheduled

The closing date is coordinated with the closing attorney/title company’s office once the mortgage is approved and title is cleared.

Settlement Statement

This will be received by all parties to review after the title is cleared and the mortgage is approved.

Final Walk Through

The buyer will usually take a final walk through of the home to insure everything is in good order prior to closing.

Closing

It is at this time you sign your closing paperwork. You will need to have keys to the property ready to turn over to the new owner at time of possession of the property (usually at closing).

The Home Buying Process

Binder Deposit

A deposit will be paid when the contract is signed and executed by all parties. The deposit will be applied as shown on page 1 of the contract.

Home Inspections

You will want to schedule your home inspections as soon as possible. The inspection period is shown on the contract.

Mortgage Application

You need to complete your mortgage application process within the timeline shown in your contract.

Title Search

This process will be started by the title company.
