The Home Buying Process

Buying a home is exciting, fun, and sometimes stressful. Knowing what to expect helps make the process easier.

Mortgage Pre-Approval

You will want to be preapproved with a lender prior to touring homes. This is important as you will want to know the price range of homes for which you can qualify.

Credit Check

A credit report will be run by your lender.

Touring Homes

This is the fun part! You will work with your agent to tour homes that meet your search criteria and budget.

Putting An Offer On A Home

When you’ve found a home that you love it’s time to submit an offer. Be ready to sign a purchase and sales agreement (the contract) with the terms of your offer.

Binder Deposit

A deposit will be paid when the contract is signed and executed by all parties. The deposit will be applied as shown on page 1 of the contract.

Home Inspections

You will want to schedule your home inspections as soon as possible. The inspection period is shown on the contract.

Mortgage Application

You need to complete your mortgage application process within the timeline shown in your contract.

Title Search

This process will be started by the title company.

Repair Requests

Any requests for repairs to be made by the seller will be made after the home inspection is completed.


The lender will order an appraisal of the property. Be sure to coordinate this with your lender as stated in the contract.


If a new survey is needed it should be ordered so it can be completed and received per the time frame shown in the contract.

Title Clearing

The title search is completed when the title is cleared. The title company should advise when everything is clear.

Mortgage Approval

Once the loan has been approved you are ready to prepare for closing.

Closing Scheduled

The closing date is coordinated with the closing attorney/title company’s office once the mortgage is approved and title is cleared.

Settlement Statement

This will be received by all parties to review after the title is cleared and the mortgage is approved.

Final Walk Through

You will want to take a final walk through of the home to insure everything is in good order prior to closing.


This is the day you have been waiting for…closing day! It is at this time you sign your closing paperwork and pay the remainder of your down payment and closing costs.  You will obtain keys to the home as stated in the contract (usually at closing).

Moving? Change Of Address Tips

Relocating to a new city (or just a new address) means having to change your mailing address.  This can seem like a daunting task considering the number of people and companies that need that information to be up to date.  Here are a few tips to make the process easier.

Tip # 1 – Make a checklist of who will need to be notified of your change of address. An easy way to do this is to go through your email, mail, address book, and cell phone contacts to see who will need to be notified. This includes family members, friends, credit card companies, banks, investment accounts, magazine subscriptions, frequent travel programs, auto payment billing, insurance companies, utility companies, healthcare providers, wireless phone providers, auto club, other club memberships, employers, vehicle registrations, etc.

Tip # 2 – Complete a change of address with the post office. This can be done online at the United States Postal Service’s website ( ) or by obtaining a change of address form from your local post office location.  The USPS website gives useful information regarding your change of address and what to expect of the process.

Tip # 3 – If you don’t have your permanent address in your new city yet then you may want to consider obtaining a PO box or mailbox service in your new location until your new address is established.  You can do a change of address to the temporary address. Then when you are moved into your new home, you can process another change of address to the new address.

Food Offerings – Kebabs, wraps, sandwiches, and a variety of other Middle Eastern items are offered. There are vegetarian/vegan options.

Our Visit – We enjoyed the laid back, friendly service. The menu had a lot to offer. We started with the hummus appetizer which was awesome! The food was delicious! The atmosphere is very casual! Green Erth is a fun option in the San Marco area!
